Frequently Asked Questions About Our Manzanita Beach Vacation Rentals

Welcome! Whether you're planning your first visit to Manzanita or you're a returning guest, we've compiled answers to the most common questions about our five oceanfront vacation rentals. Unlike other rental companies that mix beach-access properties with a few oceanfront homes, every single one of our houses sits directly on Manzanita's seven-mile beach with unobstructed Pacific Ocean views. We've been owner-operated for over 25 years, and we're here to help you plan the perfect Oregon Coast getaway.

What makes The Houses on Manzanita Beach different from other vacation rentals?

+

Every single one of our five Manzanita vacation rentals is oceanfront — not ocean view, not beach access, but directly on the sand. This is exceptionally rare.

While other rental companies may have one or two oceanfront properties mixed with beach-access or in-town homes, our entire collection sits right on Manzanita's seven-mile beach. You'll wake up to unobstructed Pacific Ocean views, fall asleep to the sound of waves, and step directly from your deck onto the sand.

How long have The Houses on Manzanita Beach been in operation?

+

We've been owner-operated for over 25 years (since the late 1990s). Unlike large property management companies, we personally own and manage each home, which means we're deeply invested in your experience and maintain consistently high standards across all our properties.

Are The Houses on Manzanita Beach owner-operated?

+

Yes, absolutely. We are a family-owned business that personally owns and manages all five oceanfront homes.

When you book with us, you're dealing directly with the owners — no third-party management company, no middlemen, and no hidden service fees. This direct relationship means better communication, more personalized service, and honest, transparent business practices.

What is your cancellation policy?

+

Our cancellation policy varies based on the timing of your booking and the season. Generally, cancellations made well in advance may qualify for refunds (minus processing fees), while last-minute cancellations may have limited or no refund options

We recommend purchasing travel insurance for maximum protection. Specific terms are provided in your rental agreement at the time of booking.

Do you charge service fees like Airbnb or VRBO?

+

No! When you book directly through our website at vacationrentalsmanzanita.com, you never pay additional traveler fees, service fees, or reservation fees.

Those third-party platforms can add 10-20% to your total cost. By booking direct, you get our best rates and honest pricing without surprise fees at checkout.

Where exactly is Manzanita Beach located on the Oregon Coast?

+

Manzanita is a small coastal village on Oregon's North Coast, nestled between Neahkahnie Mountain to the north and Nehalem Bay to the south. It's located:

  • 25 miles north of Tillamook (home of the famous Tillamook Cheese Factory)

  • 23 miles south of Seaside

  • Approximately 90 minutes from Portland International Airport via scenic Highway 26

Why is Manzanita less crowded than Cannon Beach or Seaside?

+

Manzanita sits about 1.5 miles off Highway 101, so visitors must intentionally turn toward the ocean to find it. This geographic feature keeps it quieter and more peaceful than beachfront towns directly on the highway.

Manzanita has no arcades, no boardwalk attractions, and no chain restaurants — it's deliberately low-key, attracting visitors who prioritize natural beauty and tranquility over tourist activities.

What does "Manzanita" mean?

+

Manzanita means "little apple" in Spanish. The town is named after the Manzanita shrub, which produces small berry-like fruits that resemble tiny apples. These evergreen shrubs with their distinctive reddish bark are native to the Oregon Coast.

How long is Manzanita Beach?

+

Manzanita Beach stretches approximately seven miles from Neahkahnie Mountain in the north to the Nehalem River mouth in the south.

The entire beach is walkable, public (all Oregon beaches are legally open to the public), and dog-friendly, offering uninterrupted walking in either direction.

What is Neahkahnie Mountain?

+

Neahkahnie Mountain is a dramatic 1,680-foot headland that towers over the north end of Manzanita Beach.

The name comes from the Nehalem Tillamook people and translates to "place of the supreme deity" or "home of the gods." According to local legend, Spanish sailors buried treasure on the mountain in the 1700s.

Today, it offers challenging hiking trails with spectacular panoramic views of the Oregon coastline.

Can you see Neahkahnie Mountain from the rental homes?

+

Yes! Most of our oceanfront homes feature views of Neahkahnie Mountain to the north, creating a stunning backdrop to the already magnificent ocean vistas.

The mountain is especially dramatic at sunset when it's silhouetted against the sky.

What is the weather like in Manzanita?

+

Manzanita has a temperate coastal climate with mild, wet winters and relatively cool, dry summers.

  • Summer temperatures: Typically 60-70°F (rarely reaching 80°F)

  • Winter temperatures: Average 40-50°F

  • Rain: Common October through May

  • Driest months: July and August

The Oregon Coast is known for microclimates — mornings can be foggy and cool, afternoons sunny and clear.

When is the best time to visit Manzanita?

+

It depends on what you're seeking:

  • Summer (June-August): Warmest weather, least rain, most crowded, highest rates. Perfect for beach activities and outdoor dining.

  • Fall (September-November): Quieter, often sunny with dramatic skies, moderate rates. Excellent for storm watching in November.

  • Winter (December-February): Prime storm-watching season, lowest rates, cozy fireside evenings. Watch powerful Pacific storms from the comfort of your oceanfront living room.

  • Spring (March-May): Moderate weather, wildflowers blooming, fewer crowds. Great shoulder season value.

Is Manzanita good for storm watching?

+

Absolutely exceptional. Our oceanfront homes provide front-row seats to powerful Pacific winter storms.

Watch massive waves crash on the beach, see dramatic rain squalls sweep across the water, and experience the raw power of nature from the warmth and safety of your living room or deck. Winter storm watching has become one of our most popular experiences.

Is there air conditioning?

+

Coastal Oregon rarely needs AC due to cool ocean breezes and mild summer temperatures (typically 60-70°F). Our homes rely on natural ventilation and ceiling fans.

Even on warmer days, opening windows to let in the ocean breeze keeps the homes comfortable.

When should I book for summer vacation?

+

Our oceanfront homes book quickly for summer (June-August), often 6-12 months in advance.

We recommend booking as early as possible for July and August, major holidays (Memorial Day, 4th of July, Labor Day), and multi-night stays. Shoulder season (May, September) offers more last-minute availability.

Do you offer discounts for longer stays?

+

Yes! Weekly stays typically offer the best value, and we occasionally offer specials for extended stays in the off-season.

Assuming no damages occur, your deposit is fully refunded within 7-14 days after checkout.

What is the maximum occupancy for each home?

+

  • Edgewater: 6 guests

  • Oceanfront Cottage: 8 guests

Exceeding occupancy limits is a violation of your rental agreement and local regulations.

Small family gatherings are generally fine, but large parties, weddings, or loud gatherings are not appropriate for our residential beach neighborhood. Please discuss your plans with us before booking.

Are the homes non-smoking?

+

Yes, all our homes are strictly non-smoking, including outdoor areas.

Oregon Coast weather is often rainy and windy, making outdoor smoking impractical, and smoke can linger in furnishings.

What is your pet policy?

+

Four homes welcome dogs (excluding the Modern Cabin). Each pet-friendly home has:

  • Maximum number of dogs allowed (typically 1-2)

  • Weight/size restrictions

  • Pet fees (usually $15-25 per pet per night)

  • Requirements for cleaning up after your pet

Manzanita Beach allows dogs on the beach, but leash requirements vary by season and area. Check current regulations when you arrive.

Can we see whales from Manzanita?

+

Yes! Gray whales migrate along the Oregon Coast twice yearly:

  • December-January: Southbound migration to Baja California

  • March-June: Northbound migration to Alaska feeding grounds

Watch from the beach or hike Neahkahnie Mountain for elevated viewing. Depoe Bay (about 90 minutes south) is known as the "Whale Watching Capital of the Oregon Coast" if you want a dedicated whale-watching experience.

Are there tide pools?

+

Yes! At low tide, rocky areas near Neahkahnie Mountain and at Oswald West State Park reveal tide pools teeming with starfish, anemones, crabs, mussels, and other marine life.

Always check tide charts and watch for sneaker waves. Never turn your back on the ocean.

What is storm watching like?

+

Storm watching on the Oregon Coast is spectacular and has become a beloved winter activity.

From November through February, powerful Pacific storms bring massive waves (sometimes 20-30 feet), dramatic winds, and intense rain squalls. Our oceanfront homes offer safe, warm, front-row seats to nature's power.

Watch the ocean from inside with a fire burning, or bundle up and experience it from the deck (safely).

Do I need a car in Manzanita?

+

A car is highly recommended for getting to Manzanita and exploring the Oregon Coast. However, once you're in town, Manzanita is very walkable. Shops, restaurants, and beach access are all within easy strolling distance.

How do I get to Manzanita from Portland?

+

The drive from Portland to Manzanita takes approximately 90 minutes (80-90 miles) via US-26 West through the coastal range.

The route is scenic, passing through farmland and forests before descending to the coast. Turn south on US-101 for about 15 minutes, then west onto Laneda Avenue into Manzanita.

Is the drive difficult in winter?

+

Highway 26 through the Coast Range can occasionally see winter weather (snow, ice) during severe storms, though this is relatively rare at lower elevations. Highway 101 along the coast rarely experiences snow.

Always check weather and road conditions (TripCheck.com) before winter travel, and be prepared for heavy rain and wind.

Is cell phone service available?

+

Yes, cell service is generally reliable in Manzanita, though coverage can vary slightly by carrier. All our homes have WiFi suitable for calls, texting, and video streaming.

Can I work remotely from the houses?

Just be aware that ocean views can be distracting!

Are there medical facilities nearby?

+

The nearest hospital is Tillamook Regional Medical Center in Tillamook (25 miles south), which has a 24-hour emergency department.

For minor issues, there's a clinic in Manzanita. In emergencies, always call 911.

Are the homes wheelchair accessible?

+

Our oceanfront homes are not fully wheelchair accessible due to their beach locations, deck/stair access, and historic construction. Some homes have fewer stairs than others.

Contact us to discuss specific mobility needs — we'll honestly assess what might work for your situation.

What are sneaker waves?

+

Sneaker waves are unpredictable, much larger waves that can suddenly surge far up the beach without warning, even on calm days. They can knock people down, sweep them into the ocean, or trap them against driftwood.

Safety rules:

  • Never turn your back on the ocean

  • Stay well back from the waterline, especially near logs

  • Keep children and pets close

  • Watch for sudden wave surges

  • Don't climb on driftwood logs during high surf

Are there dangerous currents?

+

Yes. The Pacific Ocean off Oregon has strong currents, rip currents, and undertows. The water is also extremely cold (50-60°F year-round), causing rapid hypothermia.

Ocean swimming is not recommended. Wading is possible but requires extreme caution — always watch children closely.

Can we have beach fires?

+

Beach fires are allowed seasonally in Oregon, but regulations change. During summer (typically June-September), beach fires are often restricted or prohibited due to fire danger. Check current regulations when you arrive.

If fires are permitted:

  • Only burn clean, dry driftwood (no treated lumber or trash)

  • Keep fires small and below the high-tide line

  • Never leave fires unattended

  • Fully extinguish before leaving

Is the beach dog-friendly?

+

Yes! Manzanita Beach allows dogs. Leash requirements vary by season:

  • Summer: Dogs may be required on-leash

  • Off-season: Off-leash may be permitted (under voice control)

Check current regulations at Manzanita Visitor Center or online. Always clean up after your dog.

What should we watch for when beachcombing?

+

Oregon beaches offer wonderful beachcombing for:

  • Agates: Smooth, translucent stones in various colors

  • Driftwood: Beautiful weathered wood pieces

  • Sand dollars: When whole and white, they've been sun-bleached

  • Japanese glass fishing floats: Rare treasures!

  • Shells: Though Oregon beaches have fewer shells than warmer coasts

What to avoid: Never touch dead marine mammals (call OMMP at 1-866-767-6114), leave live creatures in tide pools undisturbed, and don't take "souvenirs" that exceed reasonable personal collection.
