The Historic Reed House is one of the original Manzanita beach cottages - if you can call a house with over 4,000 square feet of living space a "cottage." Over 100 years old, the house was built by Samuel and Beulah Reed. Samuel Reed was instrumental in the development of the north end of Manzanita Beach (known to locals as the Neahkahnie neighborhood), donated a good portion of what is now Oswald West State Park, and was a cousin to Simeon Reed, known as one of the founders of Reed College in Portland.
The estate of Beulah Reed put the house on the market, and we were the ones crazy enough to take on the remodel of a century house that has withstood the conditions of a beachfront location.
When you stay at The Historic Reed House, what you'll find is a graceful house with all the charm of bygone years, but updated for today's vacationers. New wiring, plumbing, insulation, windows, heating, and many other updates meld seamlessly with original architectural details and treasured pacific northwest materials such as fir walls and floors.
What you'll also find are breathtaking panoramic views of our wonderful seven-mile sandy beach.
As you may know, Kim grew up on these sandy beaches, which is why we've created this welcome page - to share our accumulated knowledge, helping you to get the most out of your vacation with us.

Directions
There are generally three highways that will easily lead you to Hwy 101 and on to the beach house. They are Hwy 26 (from Portland to the junction between Seaside and Cannon Beach), Hwy 6 (Banks to Tillamook), and Hwy 30 (Longview to Astoria). If all else fails, Hwy 20 works, too!
You will note that when taking Hwy 30 where you must pass through Seaside when traveling south on Hwy 101, during rainy weather, you will want to check the road near Seaside. Please note that the area sometimes floods, which causes the road to be detoured or close. Speaking from experience, checking ahead of time will save you time.
Weather and Road Conditions: you will note there are many sites and apps where you can find out road conditions before your trip. They have regular updates and alerts. You will find snow and inclement conditions in some of the passes leading to the coast. One of those internet sites is the Oregon Department of Transportation Trip Check, which will show you real-time conditions for your specific route.

You're welcome to check with us 24 hours in advance of your arrival to find out if an early arrival or late departure is possible (except during holidays or the summer season). Unfortunately, we typically have back-to-back guests or maintenance, which makes an early arrival or late departure impossible.
Door Code: 4617
The entry door is on ground level (not the deck level) on the south side of the house under the deck. The entry door has a keypad access.
On the digital keypad on the front entry door. Enter the door code. After you hit the numbers on the keypad, turn the knob on the keypad, and you may enter.
To light the keypad in the evening, hit the button at the very top of the keypad.
When exiting, lock the door by simply hitting the button at the very top of the keypad, turn the knob on the keypad so the lock engages, and the door will be locked.

Not supplied for your stay:
Beach Supplies. You'll want to bring your fun items with you, such as Beach Toys, Towels, Blankets, Chairs, and Campfire Utensils.
Baby Equipment. As our own kids are teens, we don't have any personal recommendations for rentals. We have had guests use this Baby Equipment Rental supplier.
Firewood. Due to a local shortage of delivered firewood (a cold winter plus a more lucrative market selling bundled firewood to tourists), we are not guaranteeing firewood will be available for your stay.
Therefore, guests are responsible for bringing their own firewood for use during their stay.
Firewood is sold in many places in the area. You may find a good supply at both the Manzanita Fresh/IGA grocery store on Hwy. 101, or The Little Apple grocery store on the main street of Manzanita (Laneda).
Two other options are the Firewood stand across from the Urgent Care Clinic on Hwy. 101 at Nehalem Creek Road or the self serve stand at the Nehalem Landing Storage facility on Hwy. 101 on the way to Nehalem.

Items of interest:
BBQ. There is a propane BBQ on the upper deck, available seasonally (typically late April through September, depending on the weather conditions). Our BBQ is on an honor-based system. Guests are responsible for keeping it clean and cleaning after usage. Unfortunately, our cleaning service does not clean BBQs. Please shut off the propane tank valve between uses.
Bathroom Heat. Each bathroom has an in-floor heating system. Turn on by sliding the lower horizontal button to the right. These gradually heat up, so if it’s cold, please turn them on early and keep them on. For nice, toasty toes, set at 69º - 70º.
Do not set the heat above 72º. There is a possibility of breaking the tiles.
Bunk Beds. The house has four sets of twin-sized bunk beds. The use of the upper bunks necessitates using your own judgment, especially for children or those prone to sleepwalking.
Coffee. The house is equipped with Mr. Coffee type drip coffee maker. The house also has lots of coffee filters, unless they were accidentally packed up by the previous group, which has not yet happened! We also have a coffee grinder on site.
Dishwasher. The dishwasher to the right of the sink is newer, and unfortunately, the control panel is not intuitive. We have added the instruction PDF at the bottom of these instructions. For a quick start, the power button is on the far left of the user panel; it is a circle with a line through it. Next, hit AUTO for sensing washing, or the symbol with the coffee cup with the line underneath for Normal Wash. You may next hit the AUTO DOOR OPEN, where, after the cycle is finished, the door automatically cracks open to release steam and help drying. However, this is not required. Then hit the START button to begin the cycle. You have FOUR SECONDS to close the door. You will see the countdown.
We apologize for the inconvenience. It was a quick purchase to replace one that broke.
Doors - Living Room French Doors - South. If you are having difficulty locking the door mechanism, please refer to this video. To lock the operating door, pull up on the handle, then turn the lock. If this is not working, make sure the non-locking door has been secured in place by closing it and then pulling up on the handle. Please reach out to us if you're still having difficulties.
Dining. The two leaves for the dining table extension are in the second-floor king room closet. Extra chairs are located on the first floor in the pool table area. Extra leaves and chairs must be replaced in their original location before leaving.
Fire Pit. Please be prepared with water in case of an emergency. There is a hose located by the fire pit directly behind the house on the southeast corner. Please turn on the water when using the fire pit. The nozzle at the end of the hose will control the water. Use water to put out the fire after you've used the fire pit. Turn the water off when finished using the fire pit.
Please do restack the blue chairs at the fire pit after using them. If they are not stacked, we run the risk of them blowing away in high winds!
French Doors on Deck Level. The French door leading to the deck should be relocked at the end of each day. To lock the right door, pull up on the handle and twist the lock for the left. If using the left door, be sure to pull up on the handle to lock after closing. Besides being a safety issue, this will lock the doors to protect against heavy winds.
The doors have commercial “closers” on them in order to protect the doors from the infrequent high wind. Please use the door stopper at the bottom of the door to secure it in place.
Doors must be closed during rain or cold weather.
Furniture. Our guests have been feeling very comfortable of late and have been moving furniture during their stay. Please help us keep costs low by not moving the furniture around, or at least please return it to where you found it.
Moving the furniture means we have to hire people to come in and move it back as it is beyond the scope of the cleaning service. If this is the case, you will be charged for the cost of that service.
Additionally, the floor has been damaged by guests moving the furniture to other places. Do note you will be charged for floor repairs due to damage caused by moving furniture during your stay.
Heating System. Each floor has heat pump units for the large areas and heaters in each bedroom. Heat pump temperature controls are on the wall near the heat pump. Hit the upper right button to turn on (green light will appear). Temperature control is provided by the flip-down panel. Please note these run hot. 66º - 68º is closer to a “normal” 70º heater.
Please do not try to set time, mode, etc. Simply use the off/on or the up/down temperature arrows.
Kitchen. Our gourmet kitchen is fully equipped with the following amenities*:

* We try our best to maintain stock in these, but occasionally they become missing or broken between guests. Therefore, we cannot guarantee the items on the premises.
**Guests have reported the stove heats quicker and runs at a higher temperature than they’re used to.
***Simply press the cycle you desire, decide which drying cycle you would like, and press that, then hit “start.” Then close the dishwasher and let it do the work. Do note: if you pull open the door and interrupt the cycle, you’ll have to press Start/Resume to restart the cycle.
Outdoor Propane grill available seasonally, late April - late September (weather dependent). Please note we cannot guarantee the availability of a grill, a full propane tank, or condition of grill. Cleaning the grill is the responsibility of the guests using it. The cleaning service does not clean outdoor grills.
Laundry. A full-sized washer and dryer are located in the laundry closet on the first floor.
Linens. Beds have been made, and towels have been set out for you. We do not supply beach towels. House towels may not be taken to the beach.
Master Bathroom. The shower fixture in the master bathroom is a beautiful high-end fixture by Kallista. It slowly turns off over a period of time. Please be patient with it and slowly turn it off, being careful to not overtighten.
We’re sorry for the inconvenience. Simply use the main shower lever on the front - not the cross handled valve on the side.
Parking. Our driveway accommodates up to 6 cars (two deep and three wide). You may not park on the east side of the street, and particularly do not block the public path to the south of the property. Guests must park in the driveway and may not overhang into the street. Further, the local ordinances do not allow street parking for overnight rental guests. They are ticketing for parking overhang and street parking!
Propane Tanks. They are checked regularly by our service. Occasionally, guests leave the tank valves open and the tanks empty. Our service's regular hours end at 5:00 pm, so if you definitely need the tanks for the evening, please double-check them in plenty of time for us to have them refilled before the evening. The service does not come out after hours for propane tanks.
If you absolutely need propane after hours, the Shell Station on Hwy. 101 south of Manzanita fills propane.
Quiet Hours. Local Quiet Hour ordinances are mandated from 10:00 pm - 8:00 am. You run the risk of paying a steep fine if violating this ordinance.
Smoking is not allowed inside the premises, whether tobacco or legal cannabis. If smoking outside, all cigarettes, etc., must be picked up and safely disposed of.
Telephone. The phone number for the house landline is (503) 368-4617. You will notice this is a working vintage rotary phone - please be gentle! Any calls charged during your stay will be charged to your credit card within the applicable billing cycle.
Television. There are three televisions in the house - a large 60” TV in the 1st-floor family room, a TV in the master bedroom, and a TV in the sitting area on the 3rd floor. You may find the channel line up here. Master bedroom TV - if the blue light on the TV system is bothering you at night, just use the Power Off button on the remote.
Trash. *Trash is picked up on Monday morning. The trash shed is located on the northwest side of the property. For guests staying through Monday, please deposit garbage late Sunday evening. If staying less than seven nights, please use the proportion related to the days you're staying in consideration to others.
Guests using more space in the trash cans than allotted may be charged for additional garbage.
The garbage service will come move the cans - guests don’t have to move the cans curbside.
IMPORTANT: For Monday morning, please park so the cans can be taken down the driveway. The service requires 6' of walkway at the north side of the driveway. If this doesn't work for you, please move the garbage cans to the curb on Sunday night. The service comes early Monday morning.
All garbage must be taken out to the provided garbage cans before departure. No garbage may be left outside the cans.
Unfortunately, there is no recycling collection in Manzanita. Guests may take their recycling home to place in their bins or may stop at the local recycling center (Cartm) to leave their recyclables there for processing (without charge).
RVs and Other Campers. These are not allowed on the property without prior permission. The only situation where they would be allowed is where they're used for transportation, not overnight accommodation. Outside hookups and electrical cords to such campers are not allowed under any circumstances. Guests in violation of this policy will be subject to fines.
Beach
Get to know the beach. There is a strong undertow and current on the Oregon coast. Guests will need to use their best judgment while visiting the beach, especially with children. Information concerning the beach conditions is posted on a sign where the main street of Manzanita meets the beach and should be reviewed by guests.
Check the Oregon Coast website for extensive information on local beach safety.
Local beach access. You will see the paths to the beach directly across the road.
Departure
You must be out of the house by 11:00 am, or a late charge will be accessed. We understand it's not fun to pack up and go home after a relaxing vacation, but we use the full allotted time to clean the house between guests.
Make sure all doors are locked before leaving. If left unlocked, you will be held responsible for any theft or damage.
Garbage. All garbage must be placed in the outside garbage can before departure. Garbage pick-up is on Monday. Please leave the garbage can in the shed - the garbage is collected from the shed. PLEASE SEE TRASH INSTRUCTIONS, ABOVE.
Kitchen. Guests are responsible for fully cleaning any kitchen dishes, pots, pans, coffee maker, toaster, etc., used before departure. If you have a final load of dishes in the dishwasher, the dishwasher must be started. Guests leaving dirty dishes will incur an extra fee for their cleaning, starting at a minimum of $30.
Laundry. Beds must be stripped and towels gathered. Please note that guests should start a load of wash regarding the sheets and towels. The rest of the linens not cleaned should be gathered and left in front of the washer and dryer closet.
